A worn driveway lets water into the base and leaves cracks that widen every summer. We install and replace driveways with hot mix asphalt over a compacted stone base, so the new surface sheds rain and carries cars for years. Whether the old driveway is cracked, sunken or just tired, the estimate names the thickness after compaction and the base work. A new driveway changes how the whole house looks from the street. The old surface is removed, the grade is set to drain away from the garage, and the edges are finished by hand.
A failing lot is a liability for the owner and an eyesore for customers. We pave and repave commercial and community lots, from a small office lot to a condo community. The work runs in phases so the property stays open, and drainage is corrected before the new surface goes down. Striping and accessible spaces finish the job, so the lot opens ready for use. Condo boards and property managers get a written plan for the phases, so tenants and deliveries know what to expect on each day.
Small damage becomes big damage when rain gets in. We fix cracks, potholes and failed spots by cutting out the bad asphalt, rebuilding soft stone and compacting a flush patch. A repair done early costs a fraction of a new surface, and it keeps the rest of the pavement from breaking down. The estimate lists every spot, so you see what each fix costs. Utility cuts, crumbling edges and low spots that hold water are handled the same way, each with a patch that sits flush with the pavement around it.
Asphalt Resurfacing
When the surface is worn but the ground beneath it is sound, a new layer is the cheaper fix. We lay a fresh asphalt overlay of about 1.5 to 2 inches over a cleaned and repaired surface, and the pavement comes back smooth and dark. The base gets tested first, because an overlay laid over a failed base fails with it. Cracks are routed and filled before the new layer goes down, and the edges are shaped so rain runs off. Driveways and lots both qualify.
Asphalt Sealcoating
Sun, rain and oil wear down asphalt long before it breaks. We clean the surface, fill the cracks and apply a protective sealcoat that slows the damage and restores the dark color. It costs a small fraction of replacing pavement, and it works best on a surface that is still sound. Lots are done in sections, so the business stays open. Oil spots are primed and cracks are filled first, because sealer only bonds to a clean, sound surface. Your estimate states how many coats the surface gets.
Parking Lot Striping
Faded lines make drivers park crooked and leave a lot looking neglected. We lay out and paint spaces, arrows, fire lanes and accessible parking on new and existing lots. The layout is marked on the pavement before any paint is sprayed, so the count and the flow match your plan the first time. Fresh lines go on after paving or a sealcoat, and a lot can be restriped in sections to stay open. Faded accessible spaces are a risk for owners, and clear markings fix that.
